If you’re in the market to purchase a home in Wichita, you’ve probably discovered steadily growing home prices and a competitive market, making sticking to a specific budget challenging.

According to July data from the Realtors of South Central Kansas, the current median sale price in the area is $250,000, up $20,000 from the same time last year.

In fact, Don Hamm with Wheat State Realty said the $250,000 price point has become the preferred budget for many buyers.

“You could call it that magic price point, 250 is the old 150,” Hamm said.

According to the National Association of Realtors, the U.S. median home price has increased 3.4% compared to the last year. The national median price sat at $402,300 as of May. The NAR said the majority of housing markets reported an increase in median home price, and some reached an all-time high.

Listed just lower than $250,000, this three-bed, two-bathroom Wichita home was built in 1975 and has undergone renovations, according to Hamm.

“This one’s been maintained very well and [has] been updated,” he said, adding that location is a big selling point for the property.

“This one is in a very, very desirable location,” he said.

The home is located off of Ridge road in west Wichita.

“You will drive your wheels off looking for homes on the west side that are in this nice of condition and has so many updates already done,” the Zillow listing reads.

Built in 1995, this Stoneborough Court home is located in south Wichita and comes with four bedrooms and three full bathrooms.

“Tucked away on a quiet cul-de-sac, this immaculate 4-bedroom, 3-bath home offers the perfect mix of space, style, and convenience,” the Zillow listing reads.

The house has new carpet and a new heat and air conditioning system. Realtor Sherry Jones called it “well loved and maintained.”

“It’s a great home. It would suit a lot of buyers,” Jones said.

This 1979 home located in northeast Wichita comes with four bedrooms and three bathrooms.

The Zillow listing describes the home as “immaculately updated ... featuring new flooring throughout, quartz countertops, brand-new cabinetry, and soaring vaulted ceilings.”

Realtor Daniela Garcia Esquivel said the home’s renovations make it stand out.

“It’s just been completely remodeled by [the owners],” she said. “They did a really good job with it.”

Esquivel also described the listing as “spacious,” with an open kitchen concept, as well as a basement for extra living space.
