Home sweet Andover: Heritage development offers three new residential options

Andover has been known as a bedroom community of Wichita for years, but that’s changing, especially thanks to the city’s new Heritage development.


Andover’s new 110-acre Heritage development just east of Andover Road and north of Kellogg already has two neighborhoods under construction — with some houses already occupied.

This week, developers will break ground on another option: Heritage Square Apartments within the Heritage Square development.

The unique thing about the apartments is that they’ll be in a 5-story building, which is a first for Andover.

On the ground level will be some businesses and some parking, including free parking for the public. The second floor will be all parking, including secured parking for the apartments.

The apartments will be on the top three floors.

“They are going to be very nice,” said developer Jerry Jones of Jones Commercial Development Co.

There will be an elevated pool deck on the third floor.

“It will look across the street over the Heritage town square, which is going to be a really cool community gathering place,” Jones said.

The apartments also will have a central courtyard for having cookouts and walking dogs.

Jones said there will be walking and biking trails within the town square that tie into Andover’s larger bike path system, which leads to a dog park, the city’s amphitheater and a disc golf course.

By stacking the apartments, Jones said, there will be built-in customers for the businesses in the building and those surrounding it.

Jones said rents haven’t been set yet for the apartments, which will open in 2023, because costs are in flux.

Heritage Square is along Kellogg on the south end of the larger Heritage development.

On the north end, which is just south of Douglas Avenue, two neighborhoods are already in the works.

One is Heritage Commons, which is known as a neotraditional neighborhood.

“Probably the only project of its kind in Wichita,” said Scott Lehner, CEO of Perfection Builders.

“The layout of the property is somewhat traditional,” he said. There’s “an old traditional neighborhood feel.”

However, the houses are very close together — much like row houses or townhouses in a larger city — and the garages are mostly behind the houses. Residents enter from alleys behind their homes.

The yards are small, and homeowners don’t have to maintain them.

“We thought it would be very attractive to offer a low-maintenance living option,” Lehner said. “It’s kind of designed for a little-younger buyer.”

The 96 homes, which are 1,200 to 2,800 square feet, will cost from $235,000 to the high $300,000s. There also will be a clubhouse and pool in the neighborhood.

Lehner said these types of neighborhoods have been popular nationally for the last 15 years or so.

A linear park system divides Heritage Commons from the Courtyards at the Heritage and continues through the entire Heritage development down to Heritage Square.

“It’s an amenity that adds a lot to the entire neighborhood,” Lehner said.

Courtyards at the Heritage will have 89 patio homes geared to the 55-plus demographic.

Like the other neighborhood, this one offers maintenance-free living.

Homes range in size from 1,500 square feet to almost 3,000 square feet and will range in price from $275,000 to $600,000. There also will be another clubhouse and pool within the neighborhood.

Andover City Administrator Jennifer McCausland said the neighborhoods fit with the goal of the overall development.

“The whole premise of Heritage is easy living, maintenance-free so you can . . . enjoy the finer things of life.”
