Developer Sam Jones and his team are building a series of 36-unit apartment complexes on underutilized lots around Wichita, targeting renters with a $1,000 price point. One complex is already leasing, two more are months away and two others are in the works.

FULL STORY: Looking for an affordable place to live? These complexes may be for you.

Here are key takeaways:

• Units rent for about $1,000 a month, what Jones calls “workforce housing,” which is below typical starting prices at other apartments in the area.

• Hyde Park Flats, just south of Douglas on Hydraulic near Central Standard Brewing, is the first finished complex. Tenants have started moving in.

• Hill Haus in College Hill on Hillside just south of Douglas will begin leasing next month or in early April. It replaced a former medical building Jones called “an eyesore.”

• Douglas Apartments in Delano, on Douglas just west of Seneca near Los Pinos Mexican Restaurant, is in the dirt-work phase. Two additional locations have not been announced.

• Each complex sits on an infill lot chosen to be within walking distance of retail and restaurants. “Essentially the neighborhood is the amenity,” Jones said.

• Jones is working with his father, developer Jerry Jones of Jones Commercial Development, Erik Leschuk of Tournerr, ICS Construction and Cedar Mills Property Management owner Nela Bayouth. The group has received sales tax exemptions and property tax abatement for some of the projects.
