Looking for an affordable place to live? These complexes may be for you.
There are some new apartment complexes popping up around the city — and there are more to come — that have a particular kind of renter in mind.
“Workforce housing is the term for the price point we’re shooting for,” said developer Sam Jones. “This is a quality unit in a good neighborhood at a price that is more affordable.”
That means units that go for $1,000, which is more affordable than a lot of starting prices at other apartments.
Jones and his development group have one complex ready for leasing, two others that will come online in half a year or so and two more in the works after that.
In addition to having a particular customer in mind, Jones said his team is being strategic on where the complexes are located.
“We’re doing infill lots, so every lot that we’ve selected has been an underutilized site.”
Though Jones said there’s a focus on quality finishes and durable exterior materials, the idea is “essentially the neighborhood is the amenity.”
The complexes are designed to be within walking distance to area retail and restaurants. Jones said that helps renters and nearby businesses.
“We’ve been very selective in which sites we choose.”
The first finished complex is Hyde Park Flats just south of Douglas on Hydraulic, by Central Standard Brewing.
Tenants have started moving in.
Like each of the complexes, there are 36 units over two structures.
There’s a giant Hyde Park sign atop the roof of one of the buildings.
“We’re hoping to kind of create a neighborhood identity by posting a sign up there and starting to concentrate people in that pocket,” Jones said.
The second complex is Hill Haus in College Hill on Hillside just south of Douglas.
There was a former medical building on the site.
“It was an eyesore,” Jones said.
He said neighbors in each of the apartment areas have been receptive to the new complexes as they replace older, deteriorating buildings.
Leasing for Hill Haus will begin next month or in early April.
The third complex is Douglas Apartments on Douglas just west of Seneca in Delano. That’s just west of Los Pinos Mexican Restaurant.
So far, dirt work is underway at the site.
Jones is working on the complexes with his father, developer Jerry Jones of Jones Commercial Development, and Erik Leschuk of Tournerr, which is supplying the 3-by-8 windows that will allow a lot of natural light into the apartments.
“It’s kind of a key design element to our project,” Sam Jones said.
ICS Construction and Cedar Mills Property Management and its owner, Nela Bayouth, also are working on the apartments.
“She’s been really involved in the process in terms of design,” Jones said.
He said market data shows that more apartments are needed in and around downtown.
“There was a lack of supply in the core,” Jones said. “Wichita tends to sprawl.”
The group has received sales tax exemptions, which vary based on construction costs, and property tax abatement for some of the complexes.
Jones said his team can move quickly on these apartments because they don’t need to assemble a lot of land for them.
The colors of the complexes vary a bit.
“We try to look at the neighborhood and say, ‘What would look good here?’ ”
Jones said he can’t say where the next two complexes will go.
“We’re still kind of piecing some of the puzzle together on those two.”
