‘Extraordinary’ ranch lists for $32.5 million about 90 miles from Wichita. See it
About 90 miles south of Wichita sits a massive ranch that has listed for $32.5 million.
It’s known as Red Rock Ranch — “arguably the Midwest’s most extraordinary ranch,” according to Hall and Hall listing agents John Wildin and Brett Grier.
It’s so extraordinary that Wildin, who sold the ranch off the public market once before, is shocked it is again for sale.
“It’s amazingly unique, and I can’t believe I’m selling it again,” he told The Wichita Eagle. “This (owner) really surprised me, but you know he said, ‘life changes.’”
The Marland, Oklahoma, ranch is about 5,395 acres and offers a lodge, two cabins and an owner’s residence. Bordered by the Arkansas River on three sides, the property is only accessible by one road, “providing an unmatched level of natural privacy and seclusion.”
When Wildin was asked what his favorite part about the property is, he said that’s a hard question to answer. But if he had to pick something, he’d say the topography, “which is all encompassing.”
The ranch has 9 miles of river frontage, he said, “but what’s more amazing” is that the lodge, home and cottages sit on a bluff 160 feet above the river with incredible views.
“Sitting on the lodge patio, one can gaze to the west to watch the river flowing towards the ranch from over five miles away,” the listing says. “At the same time, you have a commanding view north across the lower bank of the river towards Ponca City.”
The owner’s residence, lodge and cabins were all remodeled in the last five years. Wildin joked the next owner would only need to bring a toothbrush.
“Everything is in tip-top shape,” he added.
The lodge, about 1,900 square feet, includes a large great room, dining area, commercial kitchen, office and patio. The twin matching cottages each have three bedrooms and two bathrooms, and they share a living room, dining room and kitchenette in between them.
The owner’s residence, about 2,023 square feet, offers two bedrooms, two baths, a full kitchen and a living room with a native stone fireplace.
In addition to rolling hills and native grasses, the ranch has 400 acres of farmland, a 75-head cattle operation and 22 ponds.
“This ranch is an amazing showcase of Oklahoma’s outdoor scenery and topographical variations, abounding with wildlife, including deer, turkey, quail, ducks, bald and golden eagles, and various other species,” the listing says.
With only two owners in 45 years, the listing agents said the property has been “meticulously cared for” and well managed.
“There is a hunting support structure in place, and the property has been well maintained, earning it the reputation as the premier wing-shooting and whitetail deer hunting destination in the Midwest,” the listing says. The trophy whitetail deer program has been managed since 1995, with guided hunts limited to 18 a year.
The property also includes 11 miles of gravel roads and 22 miles of trails great for hiking and biking.
