Large apartment complex plans to add 48 more units in this Wichita suburb

The owner of Copper Creek Apartment Homes in Maize plans to add two buildings with a total of 48 more units on the north side of its property where it fronts Maize Road.

Edward Rose & Sons, which owns and manages the property, has not yet filed a building permit or gone through a plan site review, according to Mitch Young, planning and zoning administrator for the city of Maize. But the company has been in contact with officials in Maize and a preliminary site plan has been filed.

“They were asking about how long the process would be,” Young said. “They haven’t submitted anything yet, but I believe they’re going to do something soon.”

Jacqueline Trost, national marketing director for Edward Rose & Sons, confirmed Young’s statement via email on June 17. “We’re working through the final stages of pre-construction planning,” she said. Edward Rose & Sons does not have a projected completion timeframe for the expansion.

Copper Creek Apartment Homes, between West 37th Street North and West 45th Street North, now has 10 buildings comprised of one- and two-bedroom units, based on a drive through the property and information available on its website. The website shows monthly rents ranging from $1,081 to $1,720.

The additional units will also feature one or two bedrooms, Trost said.

Amenities at Copper Creek include a swimming pool with sun deck, 24-hour fitness center, grilling area with seating, dog park, business center, 24-hour package pickup with Amazon Hub, and a community building available to rent.

Copper Creek is situated between ag land and a Holiday Inn Express to the south, and a single-family development to the north.

The 2.4-acre site identified as the location of Copper Creek’s possible expansion is on the north side of the existing property and is currently owned by Andmar Holdings LLC, according to Young.

He said the Maize Planning Commission has heard some concerns about zoning for the proposed Copper Creek expansion site, but not too many. “They understand change happens.”

Kim Edgington, a zoning and land-use consultant, said the reason Edward Rose would not pursue land to the south of the existing apartments for possible expansion is because most of that land is in the route of the proposed northwest bypass and is owned by the Kansas Department of Transportation.

Maize has seen relatively few building permits issued for multifamily projects in recent years, according to city numbers. Permits for a total of 12 multifamily units have been filed in Maize so far this year, and those were the first multifamily permits filed since 2021.
