New gated, townhouse community planned near Terradyne in Andover
A real estate executive and a home builder and developer are planning to start construction on a gated, townhouse community near Terradyne Country Club in Andover.
John McKenzie, president and CEO of Coldwell Banker Plaza Real Estate, and Cory Shackelford of Shackelford Construction are among the partners in Highlands LLC, a group developing Highlands at Terradyne.
Highlands will sit on six acres north of Central, just west of the Terradyne clubhouse and east of 159th Street.
Five buildings will comprise the townhouse community that will have about 40 townhouses combined, Shackelford said. The 1 1/2-story townhouses will have main floor plan sizes from 970 to 1,250 square feet, in addition to 300 to 400 square feet of space on the top floor and full basements. Each townhouse also will have a two-car garage.
The townhouses will be priced between $180,000 and $230,000, McKenzie said.
“I’ve been trying to do this for 10 years,” McKenzie said. “I really do think it’s a market that hasn’t been tapped.”
McKenzie said he thinks that the $180,000 price tag will appeal to single-parent professionals and other professionals because of the physical security of a gated community and the fact that the monthly, $200 homeowners association fee will pay for someone else to maintain the townhouses’ lawns as well as street and other maintenance.
The HOA fees also will include a social membership to Terradyne Country Club, McKenzie and Shackelford said. That means Highlands residents will be able to use Terradyne’s clubhouse, swimming pool and tennis courts.
“The other big market will be empty-nesters,” McKenzie said. “Then you throw in the country club element” that wants to live near an 18-hole golf course, he added.
Shackelford thinks the townhouse community will work because his and his father’s company has built more than half a dozen twin homes on the west side of 159th, near Terradyne.
“That’s our proof of concept,” he said. “People are willing to be (in) attached” homes.
Other partners in Highland LLC are Rob Patton and Ron Spangenberg of Spangenberg Phillips Tice Architecture.
Shackelford said his company and Isham Builders will be the builders on the development.
He said work on the first building should begin in May or June, with its 10 townhouses ready for occupancy before the end of the year.
