West-siders are wondering what’s going on at the southeast corner of 29th and Tyler, where they’ve seen stakes on 6.5 acres along with a couple of different companies surveying the land.
“That’s what stirred everybody up,” says Dennis Schmidt of Mallard Real Estate.
“I know that neighbors are wanting to know what’s going on,” he says.
“We’ve got prospects but no deals.”

Schmidt represents the land owner, Hawkins Marital Trust, which is hoping to sell the property or parts of it. Leasing also is an option.
There had been a potential buyer for part of the property – that’s who hired one of the survey companies – but Schmidt says Maize Road had more appeal.
“It’s kind of like the Rock Road of the west,” he says.
Schmidt thinks most of Maize Road will have to be developed before Tyler becomes more attractive to most buyers, though he notes some potential buyers may appreciate a less-busy road.
The 6.5 acres on Tyler is zoned for commercial use, but Schmidt says it’s still going through the platting process. That’s why the trust also hired a company to survey the land.
“That whole corner’s been slow to develop,” Schmidt says. “It’ll happen. It’s just taking some time.”
