Developer finishing Portofino Apartments and planning new Maize complex

As Case & Associates Properties finishes up work on its new Portofino Apartments at 127th Street East and Central, the Tulsa-based company is preparing to start a new complex in Maize.

President Scott Case has been keeping the project quiet until now because “homeowners are very sensitive now when you say ‘multifamily.’ 

The approximately 270-unit complex will be on about 14 acres north of the Maize City Administration building, which is north of 37th and Maize Road.

Case says he and his company have been working with homeowners in the area “to try to soften the impact of multifamily next to single family.”

“It would be a great addition to the community,” says LewJene Schneider, one of the property owners.

“This brings a luxury, high-end, Class A facility to the community,” says Schneider, who along with her family also developed the nearby Watercress neighborhood.

Schneider says the apartment complex “will attract a clientele that we hope will eventually move right in to Watercress.”

She says she expects a lot of “young professionals with a lot of discretionary time and money.”

Case says the gated community doesn’t yet have a name.

“We may tag on to Watercress, but honestly, we have not even considered a name.”

Case says there’s still quite a bit of planning to do. Construction will start in the summer.

At the Portofino Apartments at the northwest corner of 127th and Central, construction is nearing completion.

The clubhouse is built and future residents can prelease there starting Monday.

Case says normally the company has a leasing trailer on its properties but wasn’t able to find a spot that worked here. Still, the complex is already 5 percent preleased.

The Tuscan-style development has 278 units that are a mix of one-bedroom and two-bedroom apartments ranging from 789 to 1,265 square feet. They’ll lease for $799 to $1,300.

The apartments, which will be ready for occupancy late this year, have stainless steel appliances, tile floors and walk-in closets. There are also 78 garages, a fitness center and a pool.

Case & Associates has been in Wichita for more than a decade with the Remington Apartments and the first two phases of the Villas at Waterford.

Case says the firm is working on six other projects in six other markets.

“In our mind, Wichita is one of the strongest,” he says.

“We actually feel very good about Wichita.”
