Cornejo Holdings chooses downtown near the arena for its latest warehouse project

Cornejo Holdings is working on another warehouse development, this time downtown, and this one may have a twist.

The company already has ict21 Industrial District, at 21st and the Canal Route, and the ict37 warehouse, at 37th North and Broadway.

Now, it’s working on ict downtown near Washington and Waterman by Intrust Bank Arena.

There’s a 115,000-square-foot warehouse on the property at 811 E. Waterman that Cornejo plans to continue to use as a warehouse but may also use for mini storage.

“It’s a really awesome building in downtown that fits our business profile perfectly,” said Morgan Koon, general counsel for Cornejo.

He said the building is well suited for storage because of how it’s situated.

“We are going to clean it up and paint it,” Koon said.

There will be a new facade on the building, too.

Principal partner Marty Cornejo said the new property gives the company another offering with potentially adding storage to its mix and also geographic diversity throughout the city.

Baker Distributing leases part of the downtown space and will remain, Koon said. Otherwise, the building is vacant.

There are some available office spaces within the building as well, though Koon said the warehouse focus is what interested the company.

“It fits exactly into everything that we have done at ict21 and ict37.”
