A rooftop terrace and outdoor seating are options for this new Delano development
Yet another new development is coming to Delano. The only question is when.
“That’s the beautiful thing,” said Dan Unruh, a partner in InSite Real Estate Group. “This developer is patient, and they are focused on waiting for the right opportunity that’s going to benefit them and their portfolio . . . and be complementary to the Delano district generally.”
A buyer who prefers not to be named has purchased the properties at 901 to 905 W. Douglas.
According to Eagle archives, the buildings were built in 1905 and 1906 and have housed a number of businesses through the years, including the West Side Racket Store and the West theater.
Most recently, that’s where Valley Hope and Spektrum Muzik have been.
Spektrum still is in Delano about 300 feet around the corner from where it had been. Valley Hope is at 650 S. Westdale Dr.
Unruh and InSite partner Curt Robertson represented the buyer in the deals and will advise on tenant transactions as well.
There are no tenants yet. Available space ranges from 3,000 to 8,000 square feet.
For now, there’s interior work going on at 901 W. Douglas with more to follow at the second property in order to create empty shells at each.
Exterior work will be done in concert with a tenant or tenants.
Unruh said the goal is “to make sure we make improvements that cater to their unique requirements but also have lasting value to the building.”
One plan is to make the building desirable for entertaining, including with outdoor seating.
“We would love to find an opportunity to create (a) rooftop terrace,” Unruh said. “But it has to make economic sense.”
He said rising construction costs are an issue.
“It has to be the right combination of factors to make everything work.”
Unruh said there’s a great opportunity to provide more complementary businesses to the area.
“It provides another attraction to come alongside the great work that’s already been done by retailers, restaurant and entertainment venues.”
Unruh said Delano is a hot market in part thanks to baseball, but his firm located there more than a decade ago and has been involved with numerous transactions and redevelopment projects in the area.
“We’re just thrilled to be a part of it,” he said.
“We’re thrilled to have one more opportunity to put our fingerprints on this fantastic area that is growing organically and is part of the larger downtown renaissance.”
