New development coming to 37th and Ridge Road will fill a need, developer says
Developer Paul Jackson said he’s answering a need in the marketplace with a new 372-unit apartment complex at the northwest corner of 37th and Ridge Road, which is adjacent to a lake.
Jackson, president of Vantage Point Properties, plans to break ground on 18 acres in the first quarter of 2022. The first Avante units will be ready later that year.
“It’s kind of play on words,” Jackson said of the Avante name.
It’s a play off the term avant-garde. Jackson said that term means new and unusual, “especially as it relates to arts and that kind of thing.”
“The architecture is modern,” Jackson said of Avante.
He said the rooflines have unique angles, and “the clubhouse is a little edgier yet.”
The clubhouse has a flat roof, and there will be lots of glass. It will have stone, wood and steel material that will be carried through on some of the apartments as well.
Krehbiel Architecture is the architect on the apartments, and Icon Structures is the contractor.
Jackson said Avante will be market rate, which means there won’t be an affordable housing component.
“We’re just packing the thing full of amenities,” he said.
That includes a saltwater pool, a hot tub, two pickleball courts, a basketball court, a bocce ball court, a playground, a pet park and two fire pit areas.
The 1-, 2- and 3-bedroom units will have open floor plans, washers and dryers and quartz counter tops.
“We really wanted to do something over the top there,” Jackson said.
He said he isn’t talking about what rent will be for the units, in part because “things move around, especially in today’s environment.” Jackson said the units will be competitive with other newer apartments in that area.
“We really feel like that location is so good, and we’re grateful to be able to develop it.”
Jackson also developed the nearby SunStone Apartment Homes at Fox Ridge Plaza, a 228-unit complex on Maize Road south of the southeast corner of 37th and Maize Road.
The Ridge Road corridor between 21st Street and K-96 “is really starting to come into its own,” Jackson said.
In addition to Avante’s proximity to a lake and K-96, Jackson said, “It’s very, very visible.”
Along with being in the Maize School District, he said, “It’s a stone’s throw away from Maize Road,” which Jackson said means a lot of convenience to what Maize Road offers while still being in a more quiet area.
“It’s going to be a great place to live.”
