Garvey Center at almost 100 percent occupancy with two new leases

A couple of new leases are bringing the four buildings that comprise the Garvey Center on West Douglas to almost 100 percent occupancy.

UTC Aerospace Systems is taking 2,155 square feet at the Page Court Building at 220 W. Douglas in early May for its few remaining employees in Wichita.

The North Carolina-based company sold its interiors business, which makes furnishings for Citation business jets and King Air turboprop airplanes, to Textron Aviation earlier this year.

“There’s a few people that we’re keeping that support four or five other locations,” says UTC spokesman Andrew Martin.

There are nine employees who will move to the new space from former UTC space on Maize Road.

“We’re just giving them a place to put their desk,” Martin says.

Elite Transportation also is moving to the Garvey Center at the beginning of next month. It will take 3,509 square feet in the O.W. Garvey building at 200 W. Douglas.

The company, which delivers freight to stores and distribution centers, is moving from 2,700 square feet at the High Touch Technologies building at 110 S. Main St.

“That leaves me with three suite options totaling 5,367 (square) feet,” says Larry Weber, who handles leasing at the Garvey Center.

“So that’s 98.4 percent occupied,” he says. “Sales people love to round up, so we can call it 99 percent, can’t we?”

That compares to 67 percent occupancy in 1998 when Weber took over leasing.

Weber says the near 100 percent occupancy will be short lived, though, as he already knows of another couple of tenants that will be relocating later this year.

“That will give me 9,902 (square) feet to lease and take me back down to 95 percent occupied,” Weber says. “Still, not shabby.”
