Median home values in these 5 Wichita zip codes are over $300K. See the latest numbers

Late 2022 brought significant drops in home sales across Kansas, according to the state’s Realtors association, but prices have continued to inflate. Wichita’s market has seen asking prices rise 12% over one year, according to one real estate site.

Wichita-area homes have seen median home values increase by more than 10% from November 2021 to November 2022, according to Zillow data.

Homes in zip code 67213 had the greatest increase in median home value at 18.16%, while homes in 67037 had the smallest median value increase at 8.37%.

The lowest median home value was $76,998 in 67214, while the most expensive was $441,936 in 67230. Including 67230, five Wichita-area zip codes had median home values greater than $300,000.

Wichita’s median listing price was $210,000 ($113 per square foot) in November, real estate site Realtor.com reports, up 12% year-to-year.

Housing site Redfin’s assessment of Wichita’s real estate market found it “very competitive” in November, with typical homes going pending after about 10 days. Wichita’s median listing price was $199,000 in November, down 0.5% year-to-year, according to Redfin.

Home sales dropped by 29.2% from November 2021 to November 2022, Redfin reports, and average homes are selling for about 99.8% of list price.

Here are median listing prices by Wichita neighborhood, from Realtor.com:

  • College Hill: $250,000, $125 per square foot

  • South Central: $95,000, $83 per square foot

  • Southwest Wichita: $138,700, $105 per square foot

  • Riverside: $192,500, $116 per square foot

  • Benjamin Hills: $170,500, $121 per square foot

  • Sunflower: $129,000, $105 per square foot

  • North Riverside: $169,500, $105 per square foot

  • Historic Midtown: $179,000, $105 per square foot

The Kansas Association of Realtors reported statewide home sales were down 30.4% year-to-year in November.

“Total sales last month were the lowest November number since 2015,” KAR President Andrew Mall with Link Realty in Prairie Village said in the Jan. 6 statement. “Prices have continued to rise, however, because the inventory of homes available for sale remains incredibly tight.”

The KAR reported 2,630 Kansas homes were sold in November. Active listings were up 34% year-to-year with 5,713 homes on the market, and average homes spent 32 days on the market, up 6.7% year-to-year.

Despite slowed sales, KAR’s report said the average home sale price was $293,301 in November, up 10.6% from the previous year. Across the Midwest, home sale prices were up 3.9%, and U.S. average prices rose 3.5%.
