It's not every day that a new building is built from the ground up in Delano, one of the older parts of Wichita, but that's what's about to happen at 559 W. Douglas.

Hayes Co. is building the 9,400-square-foot building.

"We are going to build some of it for us and some of it for lease," says president Will Hayes.

The company, which provides supply-chain solutions for retailers, has an office next door at 567 W. Douglas.

It's "kind of another plus for their revitalization of Delano in general," says Curt Robertson of InSite Real Estate Group.

Will Hayes is "a big proponent of Delano," says Robertson, who is helping market the building.

"He's seeing a need for office space in Delano, which we've been preaching for many, many years."

Robertson says the most-frequent request InSite gets is for professional office space in Delano.

The new space is adjacent to the current Hayes space, which is the former Jim's Builders Hardware store.

An automotive machine shop had been at 559 W. Douglas. It's been leveled, and construction on the new building will start shortly.

Shelden Architecture is the architect, and Hutton Construction is the contractor.

The two-story building will have more than 5,000 square feet on the first floor and just over 4,000 square feet on the second floor plus another 1,800 square feet on that floor for patios.

There's a potential tenant close to a deal for 2,200 square feet on the first floor.

"Shelden Architecture did a nice job of designing a building that would complement the neighborhood," Hayes says.

Robertson says the building should be ready sometime in August and should fit well with Delano. '

"It's new construction, but it still has all that character."
