Four new leases that total 11,195 square feet mean that the center at 3460 N. Ridge Road is now fully leased.
“We continue to see robust demand for space in the Ridge Road corridor from 21st Street to K-96,” says Dan Unruh of InSite Real Estate Group. “Much of that is spurred by new developments in the area.”
Unruh handled the deals on behalf of the landlord, H&S Home Center LLC.
The center “kind of evolved from what was originally the Hearth and Home building,” Unruh says.

When the company ceased operations, the 23,962-square-foot building became professional and medical offices.
The available spaces comprise about half the building.
“They just all came vacant at the same time,” Unruh says.
The center is adding more parking on the south end due to increased parking demands with the new tenants.
They include Tyler Herndon’s Edward Jones office, which has opened in 1,458 square feet in Suite 100.
Herndon says he’s been at 119th and Central for the last two and a half years in shared office space.
“This move just lets me get out on the my own,” he says.
He offers retirement planning, investment management, life insurance and college planning.
Herndon says he’ll now have “a little more breathing room to do my own thing.”
Gina Mertes’ Little Sprouts Learning Center will take 3,777 square feet in Suite 50 sometime in mid-September.
She started the business, which is a preschool and day care, five years ago on the west side with one room.
“We’ll be about double the size,” Mertes says.
That means she’ll be able to have 48 children in the new space instead of her current 24.
“We’re excited that we get to expand and be able to accommodate more children.”
Kansas Surgical Arts is going to take 4,000 square feet on the north end of the building in Suite 160 sometime in October.
Stephanie Oberhelman offers cosmetic surgery, vein care, aesthetics and weight loss coaching.
She’s currently three blocks away at 4013 N. Ridge Road.
The new space, which is more visible than the existing one, will have a larger operating room for vein care and cosmetic surgery.
The Kansas Surgical Arts at the Waterfront is not moving.
Finally, Arnold Kinesiology Center, which currently is at 2230 N. Ridge Road, is going to take 1,960 square feet in Suite 110.
