Select Homes is embarking on what president and CEO Mike Grbic plans to be a rapid expansion of offices in other markets.
He says he knows it may sound grandiose, but Grbic says, “I have much bigger designs than just going to one market or two.”
There’s a grand opening this week of a couple of new Select Homes offices in Overland Park, and the firm is opening offices in Hutchinson and Newton as well.
“By the time we’re done in Kansas City, I hope to have four or five partner offices open up there in the next 12 to 18 months,” Grbic says.
Never miss a local story.
“I’d like to get about 10 to 15 locations opened here in the next two or three years,” he says. “Our intent is to have a franchise offering at that time.”
The Kansas City offices are a partnership with an existing real estate team, led by partner and team leader Martin Taggart, that had been with Keller Williams.
There will be 10 or 11 agents to start and a total of 18 to 20 in the offices by the end of the year.
The Hutchinson and Newton offices will be 100 percent operated by Select Homes.
“We’ve had some agents who have been working in those markets,” Grbic says.
Now there will be offices, too.
Each office is established as a different business, but they all operate as one entity.
“Everything from A to Z is integrated with us here in Wichita,” Grbic says.
That includes marketing, back-office systems and training.
Grbic says a lot of real estate companies have one staff person for as many as 40 agents.
“The team business model that we run has about … two to three agents per staff person,” he says. “We’re able to provide much more staff support … so the agent literally just does the client interaction portion.”
Grbic says that frees up agents, who don’t have to constantly worry where their next buyers are coming from.
“Our marketing system takes care of that,” Grbic says.
He says agents have better chances for higher income, and customers get better service.
“There’s a better way of doing business, and I’m excited about that,” Grbic says. “Our core purpose is to change people’s lives.”
His east and west Wichita offices have 32 agents along with 18 staff members who will support all the offices.
How many offices that will mean in the future is open-ended.
“We’re talking to people all over the country,” Grbic says. “We’re getting inquiries and having good relationships and networking within the industry well outside the region.”
