Mike Grbic is working on expanding his Select Homes – Mike Grbic Team to Kansas City and into Oklahoma, where the company will be known as Select Homes Team Real Estate.
“I just believe very strongly in what we do and why we do it,” Grbic says.
He’s in talks with companies in Johnson County, Tulsa and Oklahoma City to let them use his firm’s name. It would be similar to a franchise, but Grbic says it would be a partnership. Those offices would have back-end support through the Wichita office.
“I’ll always be here,” Grbic says. “This is home base for me.”
He says he has strong leadership on his team that would train the other offices.
Grbic says his team is what sets his company apart.
“I don’t think there’s any way people can legitimately compete with us long term,” he says.
Grbic says his team functions differently than traditional real estate firms.
“In a real estate team, we pay the agents less commission, but we do everything for them, including giving them clients to work with,” he says. “They net much more money at the end of the year.”
In a traditional model, Grbic says agents make money instead of real estate brokerages making it.
“None of them really make money.”
Or, he says, they don’t make enough money to compete with a team such as his.
He says with a team, the agents and the company make money, and they both win along with the clients.
“In 10 years everybody will be operating, or most people will be operating, some version of the team business model because they’ll be forced to,” Grbic says.
Even though Grbic is looking at a Johnson County partnership, he says that “the real estate companies up there seem to serve both sides” of Kansas City.
Eventually, he plans to have multiple offices across the Kansas City metropolitan area.
Grbic expects deals to close there and in Oklahoma within six to 12 months.
“It just kind of depends on how things unfold.”
