The finishing touches are being put on the Oxford Grand, a new $12.4 million assisted living and memory care facility just north of NewMarket Square.
Slated to open at the beginning of October, the 67,000-square-foot facility near the intersection of Maize Road and 29th Street North will have 77 units made up of 53 assisted living apartments and 24 memory care suites.
“We’re applying what I would call the top 16th of an inch right now, and that’s what everybody sees,” said Pat Ayars, president of Oxford Development Holdings. “That’s the fun part and the part that really transforms the project.”
The courtyard, which Ayars says will be “Wichita’s best backyard,” will have a fire pit area, seating and lots of plants. Many of the apartments will have Juliet balconies overlooking the courtyard, he said.

“The theory is for every room to have a view,” Ayars said.
The memory care wings will have a resident-to-staff ratio of about 6-to-1 with 24/7 care, Ayars said. Oxford Grand is currently hiring for more than 40 positions of staff at all levels.
“We are trying to create as much of a homelike environment as possible,” Ayars said. “We’re the opposite of institutional. If institutional points this way, we’re this way.”
There is also a private courtyard for memory care patients and a den between the two wings, Ayars said.
Technology is also being integrated into the Oxford Grand. Rooms will have iPads with a program called CATIE, an app specifically designed for older users. The app can help with calendars and activities, requests for housekeeping and meals and messaging family.
“Wichita State is going to come out and provide training and courses on the iPads and classes for seniors on other subjects seniors might be interested in,” said Coryanne Graham, marketing and brand manager for Oxford Senior Living.
Oxford Grand is the only assisted living facility in Kansas using the CATIE system, Graham said
Work on the project began last fall, and the plan is to eventually develop independent living on the other 30 acres on the site, Ayars said.
The Oxford Grand has a library, safe rooms, a sundries shop, a spa and fitness center, and a sports bar, as well as a roof deck, demonstration kitchen for chefs and walking paths around the ponds, which will be stocked for fishing.
There will also be an adjacent development of office, financial and medical buildings by Slawson Cos., which developed NewMarket Square.
Contractor for the project is Ayars & Ayars of Lincoln, Neb., which is owned by Ayars’ twin brother, Mike.
In October, Oxford’s financial partner LTC Properties, based in Westlake Village, Calif., announced it had bought the land for $700,000, according to an earnings report.
LTC Properties is a real estate investment trust that has investments in senior living projects in 30 states. It entered into a lease and development agreement not to exceed $9.9 million with Oxford Holdings to construct the facility.
