Huge Hayes building north of Wichita goes on the market

A major industrial and warehouse building just north of Wichita is for sale.

The more-than-450,000-square-foot Hayes Co. building near 77th Street North and I-135 has been listed for sale or lease through Insite Real Estate Group.

The property includes 27,000 square feet of office space, 175,000 square feet of manufacturing space and 250,000 square feet of warehouse space.

“It’s a true corporate headquarters/manufacturing facility,” said Insite’s Curt Robertson.

The facility includes another 430,000 square feet of hard-surface, outdoor storage.

The listing price is $17 million.

The privately held, family owned company said in a statement that its growth in the customer-managed warehousing business has been in the Dallas area, reducing its need locally for all the square footage it owns at 7700 Hayes Drive in Park City.

The 34-year-old company was founded by Bob Hayes as a wholesale lumber broker. It expanded into fencing, decking and iron products and eventually moved into the manufacture of ornamental lawn and garden products.

When it sold that business to Southern Sales & Marketing Group of Atlanta in 2008, it turned its full attention to another business it had started a year earlier, logistics and customer-managed warehousing.

Will Hayes, Hayes Co. president and CEO, said the company is “exploring all options” with the facility in terms of leasing or selling all or most of it. Hayes Co. continues to use a portion of the building, including for its headquarters operations. Hayes said those operations will remain in the Wichita area even if the company reaches a deal that doesn’t include it occupying a portion of the building it constructed in 2001.

David Bossemeyer, vice president for business development for the Greater Wichita Economic Development Coalition, said there is no other building like it in the region with the amount of square footage, ceiling height – the warehouse portion of the building has a 38-foot-high ceiling – and condition.

“It’s been kept in immaculate condition,” Bossemeyer said.

“It was built to manufacture and that’s what we would like to put in it,” he said. “It provides us an opportunity we didn’t have before.”
