Immigration services bound for Delano

U.S. Citizenship and Immigration Services has closed on its deal to lease the 13,000-square-foot former Davis Furniture space in Delano .

"It's all done and signed," says Chris Ruffin , director of real estate for his father Phil Ruffin's Ruffin Properties .

In August, Have You Heard? reported the lease was a possibility.

At the time, Chris Ruffin admitted the immigration office might not have the same flair as the country-and-western bar he previously planned for the space.

"You know, it's not glamorous, but it's a really vital part of government resources."

The renovated space will be ready in about a year.

Spangenberg Phillips Tice Architecture is the architect.

"It's going to look really good," Ruffin says. "I love the plans."

Landscaping lawsuit

In a lawsuit filed last week, a Texas law firm claims Wichita's Complete Landscaping has failed to pay more than $143,000 it owes to the firm.

Loewinsohn Flegle Deary filed the lawsuit in Sedgwick County District Court .

According to the suit, Complete Landscaping hired the firm in 2009 to represent it in another lawsuit, which "was successfully settled in approximately October 2010."

An exhibit in the current lawsuit shows that Complete Landscaping president Laura McMurray signed a consent agreement Sept. 9 to pay $143,251.45, which is the balance for the law firm's services.

The lawsuit says Complete Landscaping also owes $1,574.19 in interest.

McMurray and her in-house legal counsel declined comment.

No one with Loewinsohn Flegle Deary returned a call for comment.

An aunt's inspiration

There's a new boutique coming to Delano .

Michael Goens and his partner, Albert Conrad , are opening Auntie Mae's Attic at 1301 W. Douglas on Saturday (http://auntiemaesattic.com/).

They've named the shop, which is just west of Seneca, for Conrad's aunt.

"She was a diehard collector of many different types of things," Goens says. "She just loved pretty things."

He and Conrad started collecting in earnest this summer.

"It really kind of took over the house," Goens says.

Their shop, which will debut in 1,200 square feet, will carry a range of new and used merchandise, including small things such as candles and larger items such as furniture.

Goens and Conrad are leasing the space with an intent to purchase it.

"It's a big corner lot," Goens says.

He says that means there will be plenty of space to expand, perhaps with another wing of the store.

Goens has a background in sales management. Conrad is a teacher and will continue to teach.

The two plan food and gift card giveaways for their grand opening Saturday.

"We're just going to have a good time," Goens says. "We just want everyone to come in and enjoy."

"Selling food to restaurants is a lot better than working at restaurants."
